What is a property condition record?

A property condition record is a structured document that captures the observable state of a rental property at a specific point in time. It includes room-by-room observations, item conditions, photographic evidence, and timestamps. Sawyl records follow a consistent standard so both parties can reference the same factual baseline.

How does Sawyl seal records?

When a record is sealed, Sawyl computes a SHA-256 cryptographic hash from the entire record contents. This hash acts as a digital fingerprint. If any part of the record were changed — even a single character — the hash would be completely different. Sealed records are also locked at the database level, preventing modification by anyone including the platform itself.

Can images be uploaded as evidence?

Yes. Sawyl supports image uploads (JPEG, PNG, WebP up to 10MB) attached directly to specific room items. Photos are stored securely and become part of the sealed record. Once sealed, evidence images cannot be added, removed, or replaced.

Can sealed records be changed?

No. Sealed records are permanently immutable. Immutability is enforced at four independent layers: database triggers, row-level security policies, storage access controls, and the application interface. The cryptographic hash provides a final verification mechanism — any modification would produce a different hash.
